The funny thing is that the lender had the inspection report and appraisal for 3 weeks and waited until today the deadline to review the parameters, leaving me indication the loan would fail or for me to find another lender.

The seller has actual cash flow numbers for 3 years based off of 14sq ft. market research shows though that the tenants are going to re-negotiate down to 10 sq ft with going market or leave.

The smaller players like Alex Craig, Curt Davis and ourselves work on smaller margins so I think we provide better value by leaving equity in the deals.But the bottom line is make sure the location is OK, the property is rentable and you aren't paying too much.

I don't care that he was your first cheerleader and nobody ever taught you anything about money, find another inspiration and leave RK in the loser pile.I read the book, it was terrible and made me angry, he is dismissive of hard work and is dishonest and advocates dishonesty.I think some of you who took this book as inspiration and then bettered yourself, should go back an re-read it now that you have educated yourself and done business and become successful.
