@Spencer Hilligoss and @Grant Rothenburger Is there a difference in demand when renting out something like a 3 Bedroom Single Family house Vs. a duplex where each unit has 2-3 bedrooms?

To my knowledge, she did not demand a test to be done, rather informed them that something looked like it was growing and that it could be mold.

What are the tax implications of an individual deeding the title of a property to a partnership or corporation? 

I tell them the basic rules are not to damage the place, pay rent on time, and don't become a demanding tenant with frivolous requests because I will invite them to move to a place they would be happier in a heartbeat.

Post the notice and begin eviction asap or you will be looking over your shoulder for the next 12 months waiting for them to demand their expensive stuff back.

I don't want to spend the money to individually meter the units, it doesn't make sense financially. 

Hopefully they're earnest money was a realistic enough amount that if these demands are not part of the contract and they decide to cancel/break the contract you will get something reasonable. 

That will be a problem if you do those all individually
