While everyone has to start somewhere, too many first time investors will waste your time, when you think they are serious, and never buy a property. 

Most people outside the profession don’t understand the time and capital it takes to make a project come to fruition.Before a single piece of equipment touches the ground, there are years of government meetings, environmental and site assessments, engineering studies, etc.Each step requires significant time, effort, and capital investment.But when done right, it creates a ton of value and transforms communities, which is why I love it.

In past judge always side with tenants on section8 no matter what.So plan is- non renewal notice 60 days- send eviction 30 days notice at same time so we can file eviction if she does not move out on 60th day- put renters insurance violation as reason rather than non payment of deposit as judges can always show sympathy for monetary issues?

Hello BP community,I'm a landlord in California, and I'm dealing with a situation where my tenant is refusing to pay rent for the time during which mold repairs were being done due to water damage from a neighboring unit.

The due on sale clause will be the biggest worry, even though it's uncommon for banks to enforce it, they have the opportunity to at any time.

That, a few podcasts, a few select books, and a couple of subscriptions choke full of info material (less than 100$/month), maybe a couple mentorship programs (for less than 2K/year), and a lot of action on your part and you'll be a lot better than paying $$K for "gurus".To rephrase, do you have more money than you know what to do with or an urgent need to get it to work for you, together with a lot of time on your hands ready to take massive action?

We have been through several hundred guest in the last few years and not had more than a few hundred dollars damage at most the whole time, so our guest have been really great.
