Only additional advice I would add is to take a picture of every receipt with your iphone.  

I did download the tenant app; however, I noticed that there are horrible reviews for the apps payment feature.

At the end of the year, it is easy to download the income/expense reports for each of my properties (just one click to excel) for tax purposes.Good luck!

There are plenty of "Offer to Purchase" template forms you can download for free.

You need to forget about Jordan, iPhones , clothes , nice cars ect and saved everything no eating out no food no fun take a L for a whole year or even more I have 21 units with two more in contract I took a lot of L and sacrifices.
