I think Florida has great long term potential as it is more affordable than New York and California and has many foreign buyers and people with money retiring from New York and other areas.

But just those requests got me thinking about future RE purchases and ways to make money....Perhaps putting 2 twin beds in a room or a bunk bed, and renting it out for 3 months to foreign exchange students.  

As you may already know, if the LLC structure you decide on is not able to be formed in your state, you can form it elsewhere and draft it in as a foreign entity.

You put an ad on Craigslist to find a helper for $20/hour for general renovation work, you may get one laconic response in a week, 50% of the time from a foreigner with questionable work status.

Coming from NYC, I find the concept of renting a single-family home vs buying to own as a bit of a foreign concept, so I'm just trying to understand the psychology of the renter as to what they are looking for in Charlotte.

Yes, @Han ChangAll 4 metro of Texas going through same... i feel same in Dallas.Lot of Institution and Foreign money flowing in Real Estate.. only problem is not sure this will end soon or will continue like Canada and Australia... keep going up for 15 years..!!

There are ways to accomplish it but the DIY tax is high.I get that with infill lots but most of the land deals I am doing are 2 million and up.. so its not cheap to get them.. but its also just completely foreign to the concepts touted on bp.. 

All that comes before, is foreign to me.
