Their lease did contain a lead paint disclosure (I had no information) and they acknowledged.My question is: what am I in store for here? 

Do you see this model as being problematic for a realtor,  from a legal aspect assuming all disclosures are done. 

My two cents…first of all, full disclosure, I am not listed on ABB (for several reasons, this being one of them and that’s a whole other discussion) but I’m friends with another operator who does list on ABB and only accepts 30 day minimum stays and always tries to get them booked off the ABB platform and has not been kicked off.

Disclosure: Our company does do private lending as well as buy at trustee sales so I'm looking at this from a few angles.

He mentions that he never received a "Transfer Disclosure Statement", "Tenant Estoppel Certificate" or a "Sellers Questionnaire".

Ask listing agent to give you prior inspection, they need to disclose.Yes we have insurance quote and they gave us full disclosures.

Ergo Dodd Frank to try to protect the borrower with better disclosures and tightening up of the Appraisal and mortgage broker industry.And from my perspective as someone who spent 1 year living and working in Jackson MS that is 80% black and working in all the neighborhoods  Most live where they live because they choose to live there. 

Here are just a few of the reasons I've chosen to get licensed in several states:-  Getting access to listed properties without having another agent present;-  Getting information about property condition through MLS pictures;-  Getting information about seller motivation through MLS private remarks;-  Having the ability to communicate directly with my buyers' lender;-  Having the ability to communicate directly with my buyers' appraiser;- Having the ability to communicate directly with my buyers' inspector;- Having the ability to sweeten an offer by passing my commission to the other party's agent;- Having the ability to submit offers on HUD properties without an intermediary;- Having the ability to print potential comps for appraisers to encourage a strong appraisal;- Getting access to disclosure statements from previous sales;- Getting access to price change history on properties I'm considering purchasing;- Providing negotiating leverage when the other party is represented;- Providing the ability to negotiate short sales (in some states) and submit short sale offers directly to the lender.

The application for a home loan with all the docs in the front, I guess my question here is, do applicants receive these disclosures within that time frame?
