We found an additional tenant, the home is FILTHY black grout (in what was a new construction brand new home) sticky floors and walls,Roach infested.... literally the floor was sticky from all the raid they must have sprayed.( empty cans every where and the video of the home made my skin crawl!)

The chipped paint in the door frames, and wall or ceiling (can’t tell by the image), and the door frame dark markings don’t look like any deliberate actions by anyone.

Then hubby and his workman were in the property 12-16 hrs/day, working on the first floor in the dark, until they got water, gas, electric ready to go on, so heat, light, a working bathroom.

I have been wondering what's better:Asking friends & family to invest with me or keeping it arms length using professional investors or hardmoney lenders.Obviously, there are the cost differences, but I am concerned about any potential emotional issues and more particularly friends and family pulling out because we didn't go with their choice of paint color (clearly this is an extreme example, but I'm sure it probably has happened before).My wife and I currently own three homes.

Someone that builds new from the ground up on vacant land (or tear downs) in established neighborhoods with connections to other investors who would put skin in the game for land acquisition and/or construction costs and then we divvy up what's left over after the sale OR the investor buys us out of the deal, as their strategy might be buy and hold.
