Please Critique My Rental Listing

Hello everybody. I'm in the process of renting out my unit, and not getting the interest that I had hoped for. I'm not sure if this is due to COVID or if my listing may not be up to par.

Is anybody here willing to take a look and give me feedback?

For what it's worth, we do plan to repaint before the next tenant to a more neutral color.

I don't think it's clutter or color. I just looked at comparable homes in your area. There's a newer 2bed/2bath listed by a management company for $1650. There are other rentals in your price range that look newer and slightly nicer. They also appear to be sitting on the market for a month or longer.

Really study the market. Are other homes sitting on the market or are they renting quickly? Try touring the other rentals comparable to yours and see how they compare in person. Is the location better? Curb appeal? Do they have a private parking lot and yours is street parking?

At $1,850 a month, you lose $2,000 or more every 30 days (utility use). Drop the price $100 and rent it fast and you'll only lose $1,200.
