Looking at Properties on the California coast where prices for single-family homes rarely head below 350K and even condos start above 250K...it seems unwise to begin a career in real estate investing here.Occasionally though, I will see a 1-bedroom condo in Los Angeles or San Fran in the low-100K range or so...or maybe a 2 or 3 bedroom condo for 150K.

After much research I have found out that this program is meant only for owner occupants, but due to the fact that there are areas in California (check with you state if they provide the same or you will see when you bid on a HUD home if you can use this program) that need much revitalization and new growth FHA has allowed investors to use this program if a home falls in one of these areas.www.hud.gov/cr [size=18]Rehabilitation Mortgage Insurance (Section 203(k)) [/size]Summary: Section 203(k) insurance enables homebuyers and homeowners to finance both the purchase (or refinancing) of a house and the cost of its rehabilitation through a single mortgage - or to finance the rehabilitation of their existing home.

I'm very close to Stockton, CA, the "foreclosure capital of the nation", but I don't know if "foreclosure" necessarily means "great deal".
