Put all the radiators and boilers in a truck and go to the scrap yard on hollins ferry rd and get a couple hundred for scrap.

Keep expenses down (low vacancy, quality tenants) and costs down and earn 2-3 hundred per month.  

I downloaded hundreds of addresses and mailed out letters provided in the software. 

Also, anything working and reusable like appliances, ceiling fans, cabinets, sinks, doors, etc can be set aside and once you have it out Habitat for Humanity will send a truck and pick it up for you as long as you have big items and a local store.

I suggest a modern looking vinyl flooring with some new stock cabinets from a Home Depot or a Lowes with modern style silver fixtures & cabinet handles.

I bet there is going to be plenty of turnover which means several hundred $$ to make repairs every time someone moves out.$600+ for a one bed one bath with 2 other units right next to you is WAY over priced. 

The answer is in multiple NC LLCs... like about 5 or so now, each containing (owning) several hundred houses.

Should I just send out hundreds of mailers?

Not sure how much bird dogs make (maybe a few hundred dollars per closed deal), but if you're looking to advertise, I've seen ads on Craigslist but I'd go to REIA meetings and local meetups and spread the word you're on the hunt for some help.

I would rather pay a couple hundred dollars for my peace of mind and to be sure the property is free and clear.Thanks
