As of now I’m listening to the “BiggerPockets” the podcast and I just started since the first episode and it just made me have more motivation to accomplish my goals  I am in the process of currently changing my major from Marketing to Finance and Real Estate and I would highly appreciate any type of advice, that any of you have. 

This topic comes up so much that I put my reply in a BP blog to save my fingers from so much typing.  

Id like to start with as close to an A class type property as i can until i have a better handle on the areas.

There are different types of lease options, and the sandwich lease is no longer permitted there. 

The underwriting is no different than anything else, and some people very much want these types of deals.  

Before you lower the price too much to get some warm body in there, consider what you are giving up.

This would include buying any property as both property types are well over this limit for useful life.

Are there any other "Florissant" type pockets in town?
