Unfortunately, I just found out about BP a few weeks ago, and already had an accepted offer prior to really digging in to all the great information here.

Also ensure you run the numbers prior to making any offer and get a local mentor to help you through the process!  

If I was to continue with this deal, I would allow for an extra grand for any unseen plumbing issue and prior to sending in my EMD, I would have had my HVAC contractor come out and check the system.

Therefore, think though how you can position yourself as a closer prior to having conversations with brokers. 

If I successfully find them a qualified TB prior to the broker bringing a buyer, will they still be obligated to pay the broker a commission?  

I'm sure I could complete any number of inspections I'd like prior to offering....supposing someone else doesn't just nab this deal without doing similar due dilgence...from photos the rehab looks to be almost entirely cosmetic type updates.

The connections I have made, the knowledge I have gained, the bigger picture that I had not seen prior to Real Estate Investing...I look at things from a whole new perspective now!

So I love the 50% rule for scanning listings prior to modeling them in a spreadsheet.

There's more to it than mere numbers on a page.I don't know your family background, but unless a direct family member raised you in the real estate business, no lender will take you seriously without any prior experience.

Now there are exceptions such as property taxes, environmental liens, municipal liens, etc.If research is not your specialty then get a title search prior to bidding on any properties.
