New investor - financing question
Hi All,
I am a new investor who just purchased my first 2-family home with my Fiancé. We close in July and will be living in one of the two units for the next year or two. Unfortunately, I just found out about BP a few weeks ago, and already had an accepted offer prior to really digging in to all the great information here. While I am still happy with the home we purchased, I am now aware that it will not cash flow as nicely as I would have hoped. I am planning on using this as a learning experience, and I plan to instead invest in a nearby town in the future with lower home prices and higher cash flow opportunity.
I am a real estate agent who has been in the business about a year. At this point, my income is not steady enough to qualify for a mortgage on my own. We used my Fiancé's income to qualify for the mortgage, and my savings for downpayment.
My question is this - I still have money in savings that I would like to use for the downpayment for the next property, but the income situation is still the same. Although my credit is excellent, I will not be able to qualify for my own mortgage for at least another year, (2 yrs of tax returns as an agent) so I'd like to know if anyone has any suggestions for getting financing for another property without being able to show steady income through taxes. Is my best bet to partner with someone? Try and get seller financing?
I'm sure there is a way, but I'm new at this and would like to see what some experienced investors think.
