I am looking for any market advise, relationship building and partnership possibilities from current Greater Philadelphia and Central/ Southern New Jersey Members.

We are based in Southern California and our target market is the City of Des Moines.

Also, in my town, a southern small suburb of OKC someone was going to elderly folks and presenting them with fake documents that show the city has condemned their house and will use eminent domain and tear the house down.

The question is about the ATR/Ability to repay requirement on a loan, as well as a TIMING question.I live in Orange County/ SB county ( southern California).Is this market too hot to start, and should I wait for prices to drop?

The immediate DC Metro area is very expensive, but there are some good solid deals to be had out there in southern part of the state.
