Hi, Is it best to form an LLC if I own and manage 8 rental units?

We were thinking about having a management company or other professional help generate a letter with details about the scope of the work.

National or multi state brokers are fine for vanilla cookie-cutter deals, but not always for specific local projects like you are taking on.

My firm also manages properties for our clients and although its a small portion of our business, its a great way for us to stay involved with clients to better understand & anticipate their needs. 

Who will manage it and if HOA fees went up recently, will they go up again (and how much did they go up)?

Does anyone have recommendations for a local property manager? 

I've started a rehab on a SFH and after getting into the project, I've discovered a handful of things that will most certainly push me over budget on my rehab leaving me short of funds. 

Selfishly started looking for flips or BRRRR projects where we can use these incentive to our advantage and found out there are many investors already doing that.
