Try a couple small local banks and big banks and find someone you feel comfortable with and who has the best rate (take into consideration closing costs and other fees, not just APR.)

Mainly looking for SFR’s maybe small Multifamily as well in the East Valley area to start out with Gilbert/Mesa/Chandler/Tempe and maybe Central Phoenix, I know the latter can be tough though.

This one will be a BRRRR SF or small MF.

It's a small initial cost $5k I'm not sure it's allot to loose the place will cash flow at close to $2k a month once rented so worst case scenario I make my money back once or twice and then loose a friendship. 

Suck it up and move on or sue in small claims court if allowed.

Since our budget to start this adventure is small, most  of the potential homes we are finding are very old & have fireplaces.

Check for condos and small apartment building 6-8 units.
