Yet sometimes I snag a deal with good profit spreads.Just know that these properties, especially if they are from a bank, have something REALLY WRONG with them, such as code violations.

"I would suggest working with an agent to help you locate funding.Another option : look up banks via white or yellow pages online and ask away.Example : enter zip code 53205 and go out 30 to 50 miles <-( banks , community bank , trust, credit unions, and etc )Reason for my response -> I see individuals contact agents and say hey I want to invest with you.

If you're definitely going to live there but have these leases that you are obliged to honor perhaps it's OK to have in your loan agreement that you simply move in when the first lease ends.

I've got 2 different buyers out of Boston this month and my "pitch" to them if you can call it that was if I were an out of towner and coming in I'd spend more money and invest in a more conservative location then gave them zip codes to start doing some research on their own.
