Meeting FHA loan requirements with occupied duplex

Greetings BP Community,

The loan officer I've been talking to about getting an FHA loan for a duplex. It looks like it could be a solid buy, but there's one glaring issue:

In order to meet the FHA loan requirements, I would have to move into the property within 60 days. But both units are occupied. If the lease has them locked into the property for longer than 2 months after the sale, what do I do?? I may have to speak with a real estate attorney, but I don't want to get charged a bunch of money for one question. Thanks everyone!
