At least then the owner has an idea that you have some clue or if they are really clueless about the market value they will give you information on why they think they are worth more than the highest comp in the NBHD.  

As I suspected, we are actually in complete agreement on that.And Michael I also understand your underlying issue - many cases where a "wholesaler" gets a property under contract and has NO CLUE how they will consummate the deal.  

I suggest your letter not mention the F word and act like you have no clue they are heading there, just to CYA, send the same letter to several neighbors so you're not targeting these folks. ;)

I have occasionally looked at craigs list ads when I wanted to sell some notes.. and of course there is all sorts of wanna be's in that took note buyer class's you get them on the phone and its just hilarious.. they just read their script have no clue what they are doing etc etc.

I didn't have a clue that the site would have such a big impact; I am certainly glad it turned out that way, though.  

I had one young guy, like twenty something trying to convince me of reality, legal aspects, ethical issues and had no clue as to how owners get in a bind holding properties off the market, the gurus don't mention that aspect so they just don't know.

Had I not had a mortgage on the property the deal would have closed and I would have not had a clue.

The clues are that he is dumping another agent without having bought from them and is planning on looking at comps on many properties.

Few in the mainstream realtor world have a clue about what I want to do, so with some rare exceptions I shun that community.
