The land itself is about 22 acres tillable split by a line of trees / brush (about 10 acres and 12 acres pieces).

There's work needed just to get it insurable: 5k electrical, 4k plumbing, 2k tree removal, 7k for a roof.  

To qualify, it is a quiet elderly community with grand old trees, full hedges, lots of greenery, good lot privacy, community pool, recreation area, and hardly a person in sight of the 100 or so units placed throughout the meandering network of roads.The unit is a '61 Travelite single wide, probably 10', maybe 12', with tongue removed, skirting, attached screened porch on slab, added on master bedroom, clean and bright finish with good lighting inside.

Since that time, I have had 4 evictions, a tree fall through the roof, a tenant who melted the vinyl siding (gas grill too close), and tenants who have dealth drugs.

Great schools close by, low crime, residential tree lined block with easy access to transportation as well.

Just write the check to the person doing the work and enjoy your ice tea on the deck.property management companies have their place and i suspect we will use them in the future (when retired from full time job) so we can travel.
