We looked at some new construction but I prefer older houses and not being 3 foot away from your neighbors house.

@Mindy JensenI currently have a realtor sending me updates daily, along with checking all the retail sites (Loop Net, Redfin etc) I prefer to stay close to home as I like to self manage (4 plex in AZ have had for 4 years and still not comfortable with repair cost etc, on 2nd management co and its better, but everything else is here within 15 min of my home) any ideas of better searches?

I'm a hustler so hard work does not concern me at all, however, I do prefer to have a strategy and man with this wholesale business there seems to be no right or wrong way to do it.

Also, what is your preferred price range?

I ask applicants as I've found many have no problem telecommuting or arranging their schedule around repairs if needed, and some actually prefer it that way.  

I would prefer experienced wholesalers, but newbies are welcome as well.

I also couldn't find a way to message anyone at BP for help about this, because it's not really my preference to broadcast publicly that I want to remove a colleague.  

Suggest you have this conversation with your attorney, your CPA, your insurance agent, and your estate planner -- preferably with all in the room at the same time.

In my market (Indianapolis) most of my investors prefer 3 bedroom homes because they cater to families, which is going to be the biggest rental demographic.

We could cover repairs 'out of pocket' if need be but we prefer not to.
