If you mean something else and they must be out, I suppose you could offer to put them up in a hotel for 3 days. 

Looking back, I suppose I knew this intuitively because I really do care that my properties match what the market is looking for.

You are never too young for this game (well, I suppose being able to legally sign contracts helps).  (:  You're in an excellent market for this sort of thing, and you should find good success with it.A lot of people on BiggerPockets call it 'house hacking,' so if you're looking for articles and forum posts about how to live in one part of a multi-family and rent out another, search that term.I would recommend working with a quality realtor, inspector, and perhaps a wholesaler to find your property. 

However, I sure see A LOT of upside down RMs in my farms, even after the supposed recovery.  

Ive even been shopping in willard park because you can actually get inventory.  ..and Holy cross is supposed to gobble up willard park too.
