Age, strategy, stress level, need for cash flow, need for growth, need to retain what your comfortable income already is, retirement needs/desires, significant other/wife desires, area bound, nervous about economy, willing to manage properties, willing to move, etc etc etc...This would be a good START in your thought process.

If you are willing to pay more you might try to split the difference instead of paying the full amount, but do this on the phone with that agent as making another written offer might complicate your standing with your contract enforce.If the place is under contract, they will need to clear your contract before accepting another, I'd just stress that we are under contract and work it out, when you have a solution I'd have the final agreement come from the seller to you as an addendum to the price.

If you are careful about the properties you acquire and are very conservative about estimating the repair/maintenance costs when you do your analysis you should do just fine.All those financial metrics that you mentioned should be considered, but really it comes down to: Can I afford this property (usually that = get financing) and will it make me plenty of money over time without being a big pain in the butt?Only

Let me tell you...I have two boys under 4 years old, and there's not a day that goes by that I don't think about (and stress over) the fact that I have absolutely no idea how to raise kids... :-)
