Best Time of Month to Target Disgruntled Landlords?

What is the conventional wisdom on what time of the month I should be targeting landlords that have troublesome properties for marketing? Is it the beginning of the month when the rent is late or they get the property back and have to do he make ready and/or do repairs to get a new tenant in? Or is it at the end of the month when the property is still empty and the prospect of another month having to cover the expenses themselves is looming?
