I was just made aware that Philadelphia L&I has given an update on a new extended shut down date of Friday March 27 at 5pm for construction work.It appears that "routine maintenance and repair of existing buildings is exempted from the order and may continue."

After the closing, and after great conversation in the parking lot with the sellers, I checked my email to find a very unsetting message. 

Needless to say, I stayed in Washington and ended up purchasing a fourplex in the South Park neighborhood of Seattle last year.

I was also surprised with the little extra motivation this simple new routine added to my current work (I'm constantly trying to see how my current job can do more for my RE experience than be steady source of income).

When I want to look for a loan would it be a good idea to ask the bank for the full amount and tell them I plan on negotiating with the current owner to bring it down to about $875k or around that ball park?

The biggest challenge I see is that the lot is located near a Mobile park.

(Good parking situation is helpful when you house hack so as not to raise the ire of the neighbors.)How'd we source the deal?

I've made my career in raising private capital and deploying it unleveraged into C class rental properties and recently for the last 3 years into Mobile Home Parks.   

We received the variance and will be installing a parking lot to allow for 2 parking spaces per tenant, Re-siding the building, and converting the first floor space into 2 roughly equally sized 2BR units.
