Greg,Interesting question, CAPEX ,Maintenance and Vacancy figures are in the analysis to cover the seasonal cost,any major projects that will come up and costs that you will occur while an apartment is vacant, but as to figure in at a certain year and how much you need to set aside and what your exact holding costs will be for an apartment while under rehab, i have not seen a calculator out there that has that, i do not know if there is a software program out there that may do that, hopefully someone does for you.

@Gary Alford I know this is an old thread.the issue with the one I bought it was a mortgage not a lien.we deal with code enforcement liens all the time.. they are our targets.we routinely get them knocked down by 70 to 90% by just being nice and cleaning stuff up.end of the day though there is profit and unconscionable profit.. 95k on a 195k deal is just not anything I want to be involved with I would just step aside and let someone else have it..

My intention is to do a contract for deed/rent to own deal like my mentor does, the reason being that I'd still have his mentorship in the process, great cashflow, and very low level of maintenance as I'll be around a hour away for college.
