For a person to be able to walk away from a deal during the final inspection and still receive their deposit there would have to be a strong fraud committed on the part of the seller. 

He is committing enormous scams with his lending license and must be stopped.

I am not going to settle on this "forever home" and view it as a long term commitment for the good of my family. 

Complete newbie here...to be exact, I'm about halfway through Brandon's "Book on Rental Property Investing" (so needless to say my excitement is through the roof, but more importantly I've committed to action and am now in the "how do I make this happen" phase) I have a ton more learning, networking, and team building to do, but I have so many questions.

I am familiar with SF bay area and LA area markets. however, I know little bit about Nampa, Eagle, Boise, and Mountain Home areas in Idaho. they look good on papers, but what should I be looking for as a market research before committing to buying?
