Hi,I did a private lending, term was 1 year. there was a clause that borrowed can extend loan (if lender is ready) for 2 times, each time for 3 months. but borrower has to pay 1 point for each extension(3months). so extension can be done total 6 months.Now, after 1 year, borrower keep paying interest .3 years went like that.Now Borrower wants to pay off. in such case what should be Loan extension point added.Thanks

(Minus the small percent of the payments they’ve made that’s been considered capital gains.)My understanding is the 60 payments they make will be split up in to interest (regular taxes), capital gains (15% usually), and principle pay down (non-taxable.).

If issues come up I could non renew at any time and this would give me greater leverage if things were to deteriorate further, it isn't like you are worried they will leave with no long term lease.

The best thing to do is to build up a strong team with an investment specialist realtor / broker, property manager, contractors, inspectors, lenders, title companies, ect.
