What I did: direct mail to distressed home owners.  2000 letters -> about 3 houses a month.

Anyone had success and good service from RE agents in Joplin?

Back to lucky and/or good (I suspect both), I have yet to have a tenant owe me as much as 2 months rent and only one tenant (who moved out of town) owe more than one month’s rent.  

Have you used mynd or another property management service?

I've had my ear against the door of REI for a few years now and I'm finally ready (within the next 12 months or so) to dive in.

The market is getting squeezed a bit, alot of loans are coming due in a few months in the multifamily market so im expecting to see alot of units hit the market when they cant get another loan and cashflow them.
