@Brandon KosterIts 10 mortgages but that does not mean 10 agency debt loans so if you had two land contracts/private money loans that would count towards the 10 limit but if you have 10 mortgages you could go above with a land contract/private money loanas thats an agency loan requirement.

The difference between a typical commercial loan with a 20 year amortization and an agency loan with a few years of interest only is huge.

The larger national brokers will be able to offer non-recourse through the agencies and some private lenders, but you get more strict underwriting standards, primarily the common 1:1 net worth to loan balance requirement and 10% of loan balance in liquid assets.I would budget a lot of phone time and asking what their terms are, standard underwriting standards, etc.
