Commercial apartment loans

Greetings BiggerPockets community, would anyone with experience investing in apartment communities be able to discuss how that process went? I am a relatively new investor and found an apartment complex near me in Visalia CA. It’s 6 buildings, 24 units total, and they are asking 2.28m. Would financing need to be a typical 25% down or are there other financing strategies available? Also do credit unions or local banks do commercial loans or would a loan this size need to be done through a national brokerage?
