Sorry to not have more info at this exact time, but I wanted to let you know that the lack of response to your question is completely not related to how important your question was, it is exactly the right thing to be asking as a new agent.In the meantime, I believe these books are very helpful for business in general:The 1-Page Marketing Plan by Allan DibAtomic Habits by James ClearFinish - Give Yourself the Gift of Done by Jon Acuff (especially if perfectionism is holding you back)Never Split the Difference by Chris Voss - a must-read book on negotiating, IMO.All of these are good listens on Audible, especially the last one because voice tone is part of what he talks about.Good luck!

At the moment, we have decided that they will purchase the property in cash and then sign the property over to me after closing (either as a gift or by me taking out a personal loan from them, secured by the property).

I have a family friend member who offered to gift me 5% for one side but with a conventional loan/lender this would still increase my DTI to much for me to be able to purchase the other side as well.

Depending on the loan type (FHA, Conventional, assuming you're not a vet)  the down payment can either come from a gift (FHA) or the substantial portion of the down payment has to be your own funds if you're going with conventional financing.
