If your value of the property is correct if I were you I would sell the property provided you lived there long enough to qualify for the primary residence exclusion. 

With this scenario I think one of the biggest decision factors is, are you eligible for a sec 121 exclusion? 

You needed to have lived their first, convert to rental, then live there again before being able to take the exclusion when you sell.

If you want to get into sales and marketing in the real estate industry it's a good business.

Crazy how little respect that industry has for their clients. nonetheless, i am getting through it and managed to stay on budget without having to redo anything.
