Our 10 unit condo association ownership has recently bee passed on the homeowners and I am one of the trustees.

Assuming about $1000 for insurance and 10% gross rents for management, the property only cash flows $900 a year without any CAPEX or vacancy losses...because annualized utilities for this year will be $9500. 

The house is a foreclosure and is on the market for 100,000, taxes are 2,240/year…estimating that insurance will be around 1000/ year.

Hi BP friends, I just put a 6 unit in Eustis Florida under contract and now need to find insurance for the property.

You need commercial insurance to be covered.

Now I have an owner who has had had 2 fire insurance cancellations.

That will allow you to see specific zip codes, school zones, etc with access to names and addresses of homeowners in those areas to be able to contact.

I'm trying up predict the upset price on the foreclosure auction of a VA insured loan in Georgia and am not sure if I'm off base in my calculations.

Keep all the other expenses in mind like taxes, insurance, vacancies, pmi, etc...
