Carli my name is joez 😊 .I have been and investor many years .First a few tips read rich dad poor dad Robert KEOSKI to simplify investing .Second to me it's all about the numbers .If you have NEGITIVE cash flow and there is no room for growth you are not in the right place .Finally keep all your investments within 20/25 minutes of your home you will be taking many trips in the beginning to open doors or turn on switches lol .Look in a good deal there is meat on the bone say and older person neglects in a good area potential clean up and flip so on .Final piece kiss keep it simple spiggette it's in all investing books hey good luck any questions I am Always looking to learn and do better

Thee BB gun is on the knowledge side, assuming you can get the money.Do you know the cost of your private money, and you probably won't need the whole value, seller financing has benefits to your seller he's not aware of;The assets determination for Medicare will discount a note to it's market value, that boils down to less out of pocket in the event he needs medical care

Below are some quick tips about cash out refi vs HELOC/LOCCash out Pros-tax free money-low interest rate-fixed monthly payments unless you choose a variable productCash out Cons-closing costs (couple thousand)HELOC/LOC Pros-tax free -its a line of credit, hence you can use pay back then use again-usually NO closing costs on residential Helocs; there will be closing costs on commericial LOCs-commericial LOC is very fast moving as far as getting funding and refinancing  (Makes it easy to rinse and repeat)HELOC/LOC Cons-higher interest rate-variable rates-monthly payments depend on amount borrowedHope this helps,CB

As I said, the seller is in a distressed situation and really pressed for the funds to take care of elderly parents, who are the original owners of the property.I was told by a reputable bank in my area that handles land lots loans, that I don’t have enough liquidity and I would need at least $100k in my bank account to move forward.
