my best advice to find "buy & hold" deals in Jacksonville or prolly anywhere else is to "tune out the noise"...1. find one good realtor that's all you need, and that's only to help you close the deals you MIGHT find on MLS.2. real estate attorneys, brokers and appraisers honestly serve absolutely no purpose to helping you FIND buy-and-hold deals.

The issues would likely be mostly around noise / people coming in and out, and your long term tenants comfort with that.I am assuming you are using the long term rental for risk reduction and more stable income.

They are also running a makeshift repair shop out of their garage and making lots of noise irritating my tenant.

Its a grind of a business and some are just plain worn out.Good luck!

Most RVers (myself included) are not looking for noise, we're looking for peace and quiet. 

That and the traffic noise make living there less desirable - especially if there is heavy truck traffic. 

Yes you do have to wade through some signal-to-noise ratio, but read BP, then get out and do a deal.

I don't know if it will do any good but don;t be quiet about it - let em know you are going to make a lot of noise if the bank backs out of the deal.Please let us know this is resolved.

Definitely use an attorney for these ahead of time to flush out all the details.Keep up the grind!
