how terrible to build a RV park close to freight train track?

Plan to buy a piece land with a lot tree and quiet country setting to build a RV park. Unfortunately the left side is close to freight train track and right side is close to power line. Freight trains could come 2 -3 times during the nights.  It may be a terrible idea to build a RV park on this land. what you guys think?
