Purchase price, down payment, loan term and rate, expenses broken out, taxes, electricity, sewer, water, gas(oil), trash, you can customize expenses, rental income, other income such as laundry or parking or storage, and then analyzes it into neat reports for you that are easy to understand and if you have questions you can post the report in a forum question and fellow investors will explain it to you.

I am pretty sure that is load bearing and that is normally where the gas pipes (one side is the parlor heater and the other side is the stove).

I'm generally ok with the idea except I'm concerned with 1) whether they will be careful enough with the flooring, walls, door frame, etc. when they move the stove and 2) whether they will be able to install the stove properly esp. with the gas line etc.

My HVAC person then tested it and said the furnace was good but no air, he would need to turn the gas on to verify.

I call the listing agent and find out that it has 2 brand new gas heaters, relatively new roof, updated electrical and plumbing.
