The industry is full of people that never even graduated HS.....are convicted felons....... file bankruptcy every couple of years.....have been divorced 4 times....... addiction issues......in other words flakey people that have no organization, structure, direction or drive in their lives.Now that's not to say that they are ALL like that....there are some fantastic people out there....very smart, organized, professional and amazing at what they do......I've met some great people...... but unfortunately they are rare rather than common

I know people are busy and don't want to waste anyone's time if they're not interested.What my current company has taught me is that it's not fun to be successful and at the top, all by yourself.

Robert,we are longterm buy/hold investors in Pinellas & Hillsborough County but have recently started buying outside these counties because they seem to be at top of the cycle, at least in B areas.D and C minus till  somewhat available.

I would then consider an umbrella policy on top of that if your assets justify it and maybe even if they don't.
