I've been watching Brandon Turner's weekly seminar videos, read "The Book on Managing Rental Properties", and read the ultimate beginner guide here on the site. 

Michigan has excellent ARV on properties and much to offer an investor.  

In addition to having an excellent tenant pool and a great school district,  rents and home prices have been increasing steadily.I have a great escrow company that I have dealt with often,  Havent done a double close withthem, but I dont see that posing a problem for them.
