You already have the backround take what you have learned and make it work, I think most people have fear I believe I read it in unlimited power yrs ago and something to the nature of those four letters stands for false evidence aint real.

I've not seen anything to support either side of the coin, i.e. no evidence that an attorney would or would not be able to "pierce the veil".  

Living in my part of Canada I have seen and surely will see many more of these real estate investing seminars preaching millions in your pocket with no money down, but was wondering why none of them are from Canada and they just claim there systems works here without tangible evidence.

I'm not sure the handyman's anecdotal evidence is sufficient to make an $800 investment.

The person I spoke with at the bank seemed okay with it as long as I could provide the lease and evidence of the payments (6 month history).  

I've primarily focused on finding cash flowing properties rather than ones I believe may appreciate, but when you live in a place with so much historical evidence supporting strong appreciation I guess it's something that should definitely be considered rather than dismissed as mere speculation. 

I never believe anything anyone says unless it's backed up by factual evidence (like the previous renter had 2 large dogs, something specific from one of the neighbors who did in fact know that they had two large dogs).

You will ultimately regret having this tenant based on their present behaviour.The upside for you is since they do not have a lease signed by you they have no evidence to argue otherwise.
