Yes, it’s still a seller’s market.Depending on who you ask, it’s either a return to normal and everything is going to be great again, or the last gasp at the top of a market cycle before the unemployment/stimulus runs out.Nearly everyone agrees that taxes are going to have to go up to pay for all of the government rescue programs.What kind of taxes and how it affects RE remains to be seen, but it’s not usually good - particularly if they target 1031 exchanges, alter the RE depreciation schedules, eliminate the 25K loss that can be taken against ordinary income, etc.Similarly, we won’t know the effects of the mortgage forbearance programs, and eviction suspensions in some states, until later this year.But for right now, yes, things still look pretty good out there (if you’re selling, anyway).

Going through this one would never be able to invest in any property out here unless, Corona effect slashes the prices.

If one contractor is 10-20% more expensive from a bid standpoint, but can guarantee he'll finish the job a month faster, there is a chance his/her company will still end up being more cost effective on the whole, all things considered.The last thing I'll mention is reliability.

@ Cassi JustizThank you for this information; it was really helpful.The hospital does have a nurse residency program, but it also sounds like that doesn't effect when the nurses will need to find a rental because "Residency program does not make the newly graduated nurse wait for program specific dates."

You can only borrow up to 50k from your 401k so I don't see your 401k as being an effective strategy for buying properties, but it was helpful for repairs.

I firmly believe 100 years from now there will be Rockefeller type companies that were able to effectively transform their business model in the next 24 months.
