As is, I will be inheriting a 1 yr lease that would result in negative cash-flow for the period.

The legal issue at hand, most likely not addressed in any statute, is are you entitled to "double dip" and receive rents during a period you have already been paid rent?

If my lease has a provision written in it waiving the 30 day period, does this actually matter what steps or rights do I have to not continue to rent to this person if I would prefer to find a new tenant once the 12 month lease is up. 

Take responsibility for your own education. 

Since I am new I have been listening to the podcasts while I work to try and further my education.

I just didn't trust that it would be that updated, and those lists really only are good for a short period of time.

I have a 30 day Due Diligence period. 

(Well, the lease didn't contain parking period.
