I’ve coached newbie investors and newbie agents so seen a lot of successes and failures.

I have and am looking into several of these guys that coach or mentor for multifamily syndications.  

I also coach boxing at Shippensburg university and have considered jumping into College housing since I already have an “in” with some of the students body, but haven’t acted on it yet but.

Don't fall victim to some of these "mentors" or self proclaimed "coaches".

That person is aware that I don't have experience in commercial properties (I have 5 SFH, 3 of which are rented) and is willing to coach me and help me get into the game.

The content is timely and transparent while coaches are accessible.

As such, you will likely have to self-coach by digesting all the valuable resources you can.Another option is to get an entry level job with a firm that does what you want to do so you can get experience without having to risk your own capital.
