I thought to move from my vilage big house to something small in the city and invest the difference. the covid experience showed me that there is value in being able to host the entire family but i feel stuck here and kind of out of my zonethinking to move during the summer im now thinking will there be covid #2?

I live in Phoenix, where it's over 100 degrees in the summer. 

My STRs are doing fine, we are booked through the summer.

or split the costs of the water bill (and some power bill) if landlord have to request the tenant to run the sprinklers during summer time ?

In the summer of 2019, we had a LOT of guests come through the house and it was sometimes stressful to get one group out, cleaning crew in/out, and be ready for the next one a few hours later.

Brick and mortar was already suffering because of Amazon and I think it will get worse once the government grants and loans dry up this summer. 

So does that mean all summer?

With the summer season ramping up, 2nd floor is getting upwards of high 80's and I got some quotes for A/C. 

He had a friend move in with him for the summer.

We did shift our STRs to LTR during the school year, STR only in summer.
