My initial thoughts were to either clear it and sell as acreage quick or put some mobile homes on it to rent out.  

Charlotte here, any mobile homes or parks around for a steal around the base down there in Columbia?

I have seen some very bright  and real estate savvy people get burned by seemingly trustworthy builders/rehabbers.  

I would assume the fee rthat you are being charged is for a mobile notary to bring the docs for you to sign and notarize where needed

Half of it actually burned in a fire a few days ago...luckily nobody was hurt.

This is just learned from years and years of watching other brokers and agents get burned trying these kind of things.The war stories they tell and I say to myself I don't want it to be anybody but better THEM than ME !

Your time is more valuable than any amount of money and if the tenants are really serious about the home then they will have no problem seeing the home on your time schedule, but if the tenants are pushy and are in a "rush" you end spinning your wheels without any movement forward at all - burned out.

For instance, I know a guy who has several quality, cashflowing multi-unit and mixed-use properties (including a high-end bar, which is kind of cool), which are keeping him afloat right now.The problem is that he is burning through this cash to pay the mortgages on six or seven other properties he was trying to flip, and he doesn't have the money to finish the job.

Does anyone with a burning desire to succeed though with no money of his own and probably zero credit potential have any place in this wholesale game at all?

So i am closing on a small park soon and I am wondering who you guys like for mobile home park insurance?
