If the net, after-tax return is still 2% better than the other investment, it might be worth taking on the additional administrative burden in exchange for a higher rate of return.Of course, if there is an equally appealing investment that does not have the tax exposure, then the simplicity factor that creates would be a checkbox item in favor of that investment.

I would think a duplex would appeal to more people then an apartment and would expect the cost to be higher for the added privacy.
