A retail contractor(s) would likely cost twice as much as contractors who are accustomed to working with investors.I've done several bathroom remodels for under $1500 ($600 for tub/shower combo installed, $150 for vanity installed, $250 for toilet/sink/faucet installed, $200 for laminate flooring, $100 for light installed, etc).

Also, understand too that installment contracts, seller financing of equity is already a non-recourse matter as default of an equity loan terminates the installment contract or purchase agreement, the seller simply gets the collateral back.

They broke a sliding glass door which they acknowledge (little hard not to) but we have shopped to minimize the cost to them to replace so it is about $316 vs the $560 originally and didn't charge install just disposal.

I could easily imagine a provided ladder could/would be used for less-than-emergency situation (e.g. changing light bulbs, installing decorations, epic rail shots, etc.)
