I am new to BP and starting to work my way through the volume of information and tools.

SW Little Rock is solid for rentals in my opinion.

With this being my first apartment deal I am more unsure about underwriting this type of deal and was hoping to get somebody who is more experience in multifamily to look at the proforma, T12 profit and loss, and rent roll to tell me if I'm missing something or to let me know of things that I should be looking out for.

As always I have my doubts about the legitimacy of it all.

In my opinion, this is much more effective than texting, which often feels like a constant game of cat and mouse with phone carriers.

Most of my work is with investors.

My partner and I have decided to move abroad.

I wanted to hear what other investors think but 99% of my replies have been from lenders.

So after 1.5 years of searching, putting in offers, losing deals after inspections, yesterday I finally closed on my first investment property.I put together a document of all the lessons I learned that I did not know prior, despite countless hours of investigation on my end. 

My reason for the post is I am having trouble find deals whether it be Market or off Market.
