I'm looking at a particular property now that was subdivided into 4 lots and they're asking $200k for the package of 4. 

We have a lease signing package, it includes a pre-move in property inspection, the lease, the brochure "protect your family from lead in the home" and a lead paint disclosure which are both required to give tenants moving into pre 1978 housing for example.

Then I would sell the homes on lease options to tenant buyers and get a premium rent and a higher sales price with a fraction of the repairs, maintenance, and management.Then I would package the properties into groups of about 10 to 20 and get portfolio loans on each group of 10 to 20 properties in the name of a different LLC for asset protection and to get the majority of my money back out. 

They should be able to work with you to find a loan package. 

Hello BP, I found a package deal that includes 4 duplexes and a triplex.

With my company, if an investor has his primary residence policy with us, we will package up to 10  1/2unit rentals on one policy with special pricing.
